If you have funds which you wish to invest in real estate in Thailand and are considering land with development potential then location, location, location is the golden rule as to the land’s viability and potential capital growth. Whether you choose to “land bank” the land and sell at a later date for a profit, or whether you wish to conduct the development of the land, choosing the right plot of land is key to it’s potential capital growth and also to any development project’s success, and it’s cost will have a direct bearing on the price at which you are able to market the houses or apartments for sale at the end of the day.

Due to today’s higher costs for land and construction, especially those projects on land near the ocean with sea views, newer projects tend to be a bit pricey and in the Rayong real estate area can be about double that for property on mature developments. But it is not essential for everyone wishing to live near the ocean to be right on the beach. As long as they have convenient access, not too far from the main road, within a few minutes drive of the beach and with convenient access to nearby shops and markets, then this will suffice for a number of people, especially for those with limited funds to purchase a holiday home.

But such development projects tend not to be successful if the land is too remote and too far from the main highway, or in the wrong direction away from the beach in relation to local amenities, so the cheapest land of all in these locations is not necessarily the best option for a development project either.

What works as a sensible choice is to find a well proportioned plot of land which is between the beach and the local amenities, close by to the main coastal road. Such land plots make logical sense and viable options for development projects, and indeed are an extremely sound investment for the future as the area alongside the main coastal road is developed, and prices rise accordingly in respect of the diminishing supply of available land.

Choosing a plot of land which is located just a few yards away from the main coastal road will ensure that the land plot has easy access to electric, telephone and mains water supply, services which are essential to the success of any development, and plots of land further away from such services, which may be far cheaper in price, are not as good a choice since the time and costs involved in providing these services will delay the implementation of the development project and negate the advantage of the cheaper land price.

Here’s our summary of points to consider, in relation to the price, when choosing land with development potential :

• Does the land have convenient access to the ocean / beach?
  5 = oceanfront/beachfront
  4 = within 1km / 1 minute’s drive
  3 = within 2 .5km / 2 minutes drive
  2 = within 5 minute’s drive
  1 = over 5 minute’s drive

• Does the land have convenient access to local town shopping which meets everyday needs?
  5 = within 1km / 1 minute’s drive
  4 = within 2.5km / 2 minute’s drive
  3 = within 5 minute’s drive
  2 = within 10 minute’s drive
  1 = more than 10 minute’s drive

• Is the land plot well proportioned?
  5 = large enough, deep enough, wide enough, ideally proportioned, with good road frontage to provide ample scope to allow the easy and efficient construction of housing, infrastructure and communal areas
  4 = large enough, but partially limited in one other respect
  3 = large enough, but partially limited in more than one respect
  2 = limited size and shape to the plot, but still with scope for limited development
  1 = severely limited in more than one respect such that there is little if any scope for development

• Does the land have access to services such as mains water, electric and telephone?
  5 = the plot has direct access to all services which run adjacent to the land plot
  4 = all services are available within a distance of less than 20 meters from the land plot
  3 = not all services are available within 20 meters, but can be run to the plot at a distance of no more than 50 meters
  2 = not all services are available or have to be run to the plot at a distance greater than 50 meters
  1 = no services are available within 100 meters from the plot

Attempting to objectively “score” the land plot in this way in terms of it’s development potential should not only help you to realize it’s development potential, but also it’s worth as an attractive investment.

For example, the land pictured at the top of this post scores as follows :

• Does the land have convenient access to the ocean / beach? = 3
• Does the land have convenient access to local town shopping which meet everyday needs? = 4
• Is the land well proportioned? = 5
• Does the land have access to services such as mains water, electric and telephone? = 4

For many people who love Spain and who dream of one day owning a Spanish Villa or luxury oceanfront apartment with swimming pool and ocean views, even with the 20-30% reduction in prices of villas and apartments for sale near the ocean in Spain since 2007, any beachfront or sea view villa anywhere near the beach or ocean is likely to cost upwards of 340,000 Euros, that’s about 13.3 million Thai baht at today’s exchange rates.

For Europeans, Spain is a lot closer and more convenient for short breaks, but for those planning to spend a month or more at their holiday home, and especially for those looking to escape the cold weather in the winter time, then Thailand’s tropical climate with warm weather and sunshine for much of the year, with the dryest and sunniest weather coming in the winter months between October and April, provides the perfect solution. Granted that it is more expensive to fly to Thailand than Spain, but the lower cost of living here coupled with the better value for money real estate bargains negates this cost.

You may or may not have enough funds to purchase your dream home by the ocean in Spain, or you may feel that you have sadly missed the boat on the cheap prices that were available back in the early 1990’s in Spain and other European countries and can no longer find that bargain Spanish holiday villa, but the simple fact is that Thailand can still offer far better value for money than many other locations around the world, and looks certain to continue to grow in popularity in the future. In terms of your investment, however, the best location in which to invest has to be in those areas near the ocean which are as yet still underdeveloped, which are therefore still great value for money, but which also thereby have plenty of upside potential for growth. Thailand’s Golden Coast in Rayong province meets these criteria in every respect, and it is our pleasure to promote this region and bring it to your attention as the fantastic opportunity which it clearly represents.

Questions that are always in the mind of any foreign investor are of course “Is it a safe country in which to make an investment?” and “Can I own the freehold?”. Providing that you take the proper steps with your purchase then yes, Thailand is a safe place to invest in a holiday home, and no one has ever lost their home as a result of any government action in respect to foreigners. Foreign investment is a major concern to any government, and whilst the Thai government has laws designed to limit foreign ownership and control of Thai land, they welcome foreigners who wish to purchase homes here and are cautious about taking any action which might deter such investment in the future.

There are of course laws here in Thailand which prevent a foreigner from owning the freehold to the land, but these laws do not preclude the foreigner owning the house on that land, or establishing other legal rights to the land itself. When it comes to owning your own apartment, providing that the apartment block has a condo license, then a foreigner can own the freehold of the condo. There are more details on this subject here on our website, and I don’t intend to delve into the details in this article, the focus of which is to compare the striking value for money and investment opportunity which Rayong real estate represents in comparison to the Spanish alternative.
