It has now been confirmed to us by the management at the ocean side Rock Garden Beach development that plans for a new condo development on the site are under consideration. At this point in time plans are being made for the location and design of the new condo blocks, and it is intended that these plans will be submitted with a view to commencing construction at the start of 2014 with the first condo block being completed in late 2014/early 2015. In conjunction with the new condo development it is likely that there will be several on site improvements to the common facilities.
Rock Garden Beach is renowned for its large rock shapes and beautiful ocean side tropical gardens with a variety of tropical palms and a maze of paths for residents and holidaymakers to enjoy. The new condo blocks will be sited nearby to the existing clubhouse and reception building and allowing the majority of the beautiful ocean side park area to remain. With the prospect of magnificent panoramic views over the beautiful tropical gardens and lake, landscaped swimming pool, private beach and ocean beyond out towards the Koh Man islands, the new condo units should have some of the most delightful panoramic ocean views in the area.
This news is likely to further increase the demand for houses on the existing estate and this in turn is likely to push up prices, making a purchase on the estate right now an excellent investment opportunity. I’ve written several articles on the Sunrise Property Thailand website about the up and coming coastline of Mae Phim beach and the surrounding area, it’s mature developments with value for money houses and condominium units suitable for vacation homes and retirement property, but in this article I’ll do my best to condense the subject into the essential nuts and bolts :
The Mae Phim beach and surrounding area has long been popular with the Thais as a coastal resort area, but bypassed by foreigners and not really on the foreign tourist map as it lies between the more popular areas of Pattaya, Koh Samet and Koh Chang. Hence real estate prices have traditionally been well below those of the more popular foreign tourist destinations.
About 4 years ago now the Thai government started ploughing a significant amount of money into the area, to encourage tourism to this coastline region. One large project is the new coastal highway with cycleway which starts at Mae Phim and will eventually go all the way to Trat…. at present much of the road is completed between Mae Phim and Chantaburi with the last bridge link across the river on the coast at Laem Son to Prasere near Klaeng being constructed at present. The charming and beautiful Rock Garden Beach resort estate with several acres of ocean side tropical gardens and waterways dividing the houses on the estate lies just a few kilometers away from this last bridge link.

The new Bangkok International Airport to the east of Bangkok also gave a boost to this area, since it takes around 1 hour 45 minutes to 2 hours to commute from the airport by taxi…. a reasonably short onward link for tourists.
Avatara Condominium Mae Phim Beach
Over the past 4 years there have been several new developments along the coast. Logans Thailand, a construction company with Swedish management, have constructed 100′s of houses in the Mae Phim area, and also 2 condominium developments, the 2nd of which is still being constructed near Mae Phim beach. This has really helped to put Mae Phim on the tourist map for the Scandinavians and has been a significant boost to the local economy and welfare of the local community.
Phuphatara Residence and Marriott Hotel and Spa development
The 5 star Phuphatara Residence condominium and Marriott Hotel and Spa developments at Rim Pae beach, just a few km down the coast from Mae Phim beach are also helping to place this area on the international tourist map.
There are further developments planned to happen over the next few years too, with plans for new hotels, further condominium developments, and no doubt some more housing developments too.
Obviously these new developments have started to have a significant effect on the price of land near the ocean, and new developments which have been promoted have sold out for top dollar. However, the knock on effect on the price of land and houses on the mature developments is lagging behind somewhat, and as a result these holiday villas and vacation homes on generous sized plots are still significantly undervalued, still reflecting the fall in prices from earlier years after the 97 crash, rather than the current land prices. There are several mature developments along the coast, with Rock Garden Beach being in my opinion one of the most charming, and indeed the best value for money amongst them.
1/3 Rai 3 bed 3 bath 2.15M baht
We currently have about 12 houses for sale from a total of 250 houses on the estate. With grounds of around 250 Rai of land the Rock Garden Beach development is far more spacious than can be afforded by new developments. A significant number of the houses are still owned by the original Thai owners from when the development was constructed back in the 1990s before the 97 crash, but in recent years those who have discovered the development have bought into property here for value for money vacation homes and for investment purposes, since the current price of houses on the estate represents excellent upside investment for potential capital growth.
Most houses need little more than a new coat of paint to restore them to their former beauty, but bit by bit, house by house, the houses on the estate are transferring to new owners who refurbish and perhaps extend the houses and restore them to a beautiful “as new” condition. This transformation is being encouraged by everyone involved in the project, and thus, the estate is looking better and better with each passing year, which makes it more and more attractive to new prospective buyers, and eventually this has to be reflected in an increase in price beyond those prices which we have here at present.
Houses on the Rock Garden Beach resort estate are without doubt excellent value for money, and as further new developments in the area take place over the next few years, in particular those in close proximity to Rock Garden Beach resort estate itself, then the house prices are bound to see a significant increase, especially those in the prime locations on the estate. So, whether you purchase one which has been extended and refurbished already, or whether you take on a property which is in need of a facelift, you’ll be buying in a coastal area which is Thailand’s latest coastal real estate HOTSPOT, and you’ll be buying on one of the best value for money mature real estate developments in the area too.

Obviously the above is just a taster of what’s happening in this area, and it’s early days yet as far as the development of this part of Thailand’s coastline, but with Mae Phim beach being arguably the best mainland beach along the entire Eastern Seaboard, and the jewel in the crown of Thailand’s Golden Coast from Rayong to Klaeng, the Mae Phim area is transforming from a countryside coastal area to one of the more exclusive and fashionable areas on the coast within easy reach of Bangkok.

It’s a lovely stroll through the park like grounds and there are plenty of fish to feed, white and black swans, plus a Toucan and a Peacock and one or two other birds in reasonable sized cages for the children to marvel at. Everywhere you look there is something of interest for the eye, and there’s a wide selection of delicious Thai food and steaks on the menu to suit many tastes.

Holiday home owners and tourists in the Mae Phim area of Thailand can enjoy several events and festivals throughout the year, but this Sunday September 2nd 2012 the Wasana Fishing Park and Restaurant is staging a fishing competition on the main lake, which is stocked with hundreds of good sized fish.

Fishing normally takes place on another lake at the fishing park, and the main lake is used as a tourist attraction where children can feed fish food to the fish. Consequently the main lake now holds a healthy stock of good sized fish which should make this event fun for all who pay to enter. The entry fee is several hundred baht, but some of this goes towards prizes for the winners. There’s a limit of 100 contestants in all, but even if you don’t want to take part, it could be fun to visit the restaurant on Sunday 2nd September for a meal and to watch the action for free.

Mae Phim beach near Klaeng in the Rayong province is a lovely area for a family beach holiday in Thailand with it’s fine sandy gently sloping beach which is safe for swimming, an abundance of seaside seafood restaurants, and reasonable Thai prices in the shops, and such factors also make it a good value for money coastal area to retire to, but excursions help to break the monotony of any holiday or long term stay in the area.
Just 35 minutes drive away from your holiday condo apartment or beach house holiday home in the popular tourist area of Mae Phim beach is the wonderful tropical rain forest paradise of Khao Chamao National Park. At Khao Chamao the natural flora and fauna of Thailand’s rainforest is conserved and preserved for the public to enjoy. It’s a wonderful place to get away from it all and escape the modern day world by relaxing amongst the trees and waterfalls. The air is cooled by the tall trees which provide natural shade from the burning hot sun, and which also fill the air with a plentiful supply of oxygen, which is one reason why is smells so fresh. It’s not far up the nature trail before you meet the river, which has an abundance of fresh water fish, but if you’re feeling up to it the trail takes you up the hillside alongside the river for a few kilometers past several waterfalls.
If the trek makes you too hot you can cool off by taking a cool refreshing dip in one of the crystal clear pools of water beneath a waterfall, as long as you don’t mind sharing the river with hundreds of tame fresh water fish.

Feeding the fish is great fun for everyone, especially the kids, as you watch the fish swimming on top of one another in an effort to get to the pellet fish food that you throw into the river for them. Take a mask or goggles and you can swim amongst them in the crystal clear water of the river, watching them underwater in their natural environment – like being immersed in a giant fish tank.
Khao Chamao National Park is home to a wide variety of animals, including many insects and bird life, but some of the other animals in the park are quite shy and also well camouflaged and are rarely noticed by the public. If you go midweek when the park is not so busy with people then you stand a better chance of seeing something special if you keep your eyes peeled. In the park there are monkeys, owls, and even large lizards such as the Thai Water Dragon which like the habitat of a quiet spot near the river. Stick to the well trodden nature trail and you should be safe from snakes and dangerous spiders, of which there are several species in the park, and you may also spot the monkeys which sometimes hang around in the large tree at the start of the trail near the car park.

This large lizard, which looks a bit like an Iguana, is about 3 feet long and is a Thai Water Dragon, Physignathus cocincinus, also known as Asian Water Dragon, Chinese Water Dragon, or Green Water Dragon. A related species, P. lesuerurii, is often called the Eastern or Australian Water Dragon. When I took this photo on 8/8/2012 it was the first time I’ve ever seen one of these at Khao Chamao – they’re a shy creature in general so you stand more chance of seeing him basking on a rock on a day during the week when not too many people visit the park, which is also the time that I prefer to visit the park too, to relax and soak up the wonderful ambiance and tranquility of this natural tropical paradise, an experience not to be missed when coming to this lovely area of Thailand.

When you want to get away from it all and visit a tropical destination one of the pleasures is to visit an area with the natural rain forest of the tropics, and take a walk along a nature trail amongst the towering mature trees which provide the natural habitat for many species of birds, insects and other animals. The natural shade from the trees keeps you cool and comfortable and the air is fresh and filled with oxygen from the trees and plants. Such areas are mostly to be found inland, conserved in National Parks for the enjoyment of the public.
Along the coastline in Thailand there are only a limited number of places where the natural rainforest type vegetation has been preserved adjacent to the ocean, and precious few of these locations where you can live within this environment. Most new condominium and holiday home beachfront or ocean front developments nowadays tend to start by clearing the land to make it easy to build beach houses and beach front condominium blocks, and then after construction palm trees and tropical plants are put in place to provide some natural shade. This “concrete and palm trees” approach is all too common nowadays, perhaps because hillside locations with mature trees adjacent to the ocean are rare and the land is expensive, and also it’s a lot more difficult and costly to construct houses within this natural environment. But this is exactly what has been achieved at Hinsuay Namsai near Mae Phim in the Rayong province of Thailand.

Constructed around 20 years ago now this extensive resort estate has a prime ocean side location occupying part of a hillside peninsula between Mae Phim beach and Rim Pae beach. The development consists of several hotel / resort buildings with many hotel rooms plus conference and sports facilities including 3 swimming pools, plus 3 condo block locations, plus a number of unique architect designed houses, several with ocean views. What is unique about the development is that it has been constructed to fit into the natural landscape and natural rain forest type vegetation, thus owners enjoy a very natural setting amongst mature trees which support a variety of wildlife, including many species of birds and animals, for example owls as well as at least 3 different species of squirrels can be seen most every day in the trees around the homes.
The resort estate has a total of 4 swimming pools : one for use by the C condo owners atop the hillside, the largest one adjacent to the largest of the resort’s hotel type buildings, another with panoramic views overlooking the ocean in the same hotel building as the main restaurant, and one in the main housing area set amidst the houses and mature trees on the hillside overlooking the ocean, allowing home and condo owners to relax in the pool amongst the natural rain forest style environment, shaded by the mature trees.

As with other mature resort and holiday / residential developments in the area this unique resort estate development is beginning to see a resurgence of interest as this beautiful and unspoilt coastal area of Thailand becomes more popular with tourists and those people looking for a relaxed countryside setting to enjoy their stay in Thailand. But despite it being so rare and unique in style, and having extensive resort facilities at your fingertips, the condo and house prices are still very good value for money at present for such a prime real estate location.

1. Do not invest in a country with a struggling domestic economy due to limited manufacturing industry and exports, poor balance of payments, high government borrowing/debt, constriction on credit availability, and weak currency.
The real estate market may already be depressed in these countries and may appear to be cheap and better value than before when at higher prices, but with a high supply of property for sale, and a low demand due to the constriction of credit and economic problems there is little scope for capital appreciation in the short to medium term.
2. Do invest in a country with a buoyant domestic economy, with a strong manufacturing base, strong exports, and a good balance of payments. Such economies are far better placed to handle a higher level of government borrowing/debt, especially if they also do not have a high level of government spending per capita, but if they also have low government borrowing/debt and were not much exposed to the global financial banking crisis then so much the better, since this will mean that there is still credit availability which can help fuel economic growth and real estate prices. It is likely that such countries will also have a strong currency at present, therefore investments in such a country are less likely to fall in value from a global perspective due to currency weakness.
The real estate market in such countries has far more scope for capital appreciation in the short to medium term, as well as perhaps long term too if such economic factors continue to hold good.
3. Do invest in real estate which also has scope for income as well as capital appreciation, either from produce from the land or rental income from the property.
For rental income return consider the ratio between the potential rental income and the purchase price which provides you with a figure for the rental return on investment. For example, a condo in Bangkok costing 4.5 million baht which could generate a gross rental income of 25,000 baht per month, 300,000 per year, which is a 6.7% return. Alternatively a holiday home by the ocean costing 1.5 million baht might generate 10,000 baht per month , or 120,000 per year, from a year round tenant, and therefore this equates to a gross rental income of 8% per year. However, if the property is operated successfully as a short term vacation let it has the potential to produce a net rental income of perhaps more than double that which is based on a year round tenant, also leaving the property free for some time in the year for personal holiday use.
4. Do consider purchasing properties on mature developments as opposed to new developments. Mature developments are on the whole less risky since they are pre-built and their successful operation is tried and tested. Also you will tend to pay top dollar for a new development, whereas you are likely to get much better value for money purchasing on a mature development, and this translates to a potentially higher rental income return in relation to the purchase price. Maintenance fees on the mature developments tend to be lower also, which affects the net return.
5. Do consider properties which have scope for cost effective improvements which can increase the rental income return. For example, the addition of a modest private swimming pool can make a property far more attractive as a vacation let, allowing higher rental prices to be charged and also leading to a higher occupancy rate, both of which can lead to an overall higher rental return from your property investment.
6. If purchasing vacation let type properties, consider purchases in the same area, then you can employ the services of just one local person/entity to help manage the day to day aspects of vacation rental, such as maid services and any other matters.
Follow these simple guidelines and you will help maximize the return on your investment.
