Once again this year we enjoyed a great evening at the Restaurant Community of Laem Mae Phim New Year Party on January 13th 2010, and invited along a few friends to join us for the fun and celebrations.
The event was much larger this year than last year’s party, and the slideshow of photos below illustrates and describes with captions the evening’s entertainment and festivities which included a live band, singers, dancing girls, ladyboy show (very popular in Thailand), fire breathing and fire juggling show, tribute to the King, and raffle of prizes donated by the Restaurant Community.

Many thanks to our good friends Chet and his wife who is the president of the Restaurant Community of Laem Mae Phim, and for their time and effort in organizing this year’s successful event, to my friend ‘Laos’, the evening’s compere, to our friend Khun Chaisin Sukko, his boss and all of his colleagues at the local Tessabaan government office without whose approval and assistance this party could not have taken place, and to everyone else who had a hand in organizing the event, and not least of all to John and Toy of Villa Bali and all the other restaurant owners who generously donated some great prizes for the raffle and made this year’s event one which could also be enjoyed by many people in the local community, which was a very positive move in helping to make the Mae Phim and the surrounding area such a lovely place to choose as the friendliest place in Thailand by the ocean in which to reside or have a vacation home.

If you have ever dreamed of owning a holiday home by the ocean in Spain but find that the prices of your dream Spanish holiday villa are now beyond your reach, then Thailand is the affordable option for your beach house style family holidays or oceanside retirement home.

With excellent private healthcare, healthy tropical climate, warm oceans, and friendly locals, it’s no wonder that more and more people nowadays are choosing Thailand as their destination of choice for that family holiday home and retirement residence.
Since April 2008 Thailand has enjoyed a reduced fee for the Property Transfer Taxes as follows :
Transfer fee reduced from 2% to 0.01%
Special Business Tax (which applies to new developments up to 5 years old) reduced from 3% to 0.1%
….however, these reduced fees are due to end on Friday March 26th 2010.
The fees for the transfer of ownership of a property obviously have significance in terms of the price which you will ultimately pay for a property, so whilst they are still reduced you are able to purchase a property for less than you will when the fees return to their normal rates on Monday 29th March 2010.
For example, if you are looking to purchase a condominium unit which has been constructed in the last 5 years, then it will be subject to Transfer Fee, Special Business Tax, and Withholding Tax. The difference on a condominium of, say 10,000,000 Thai baht is around 500,000 Thai baht (nearly 5%), so if you are considering a purchase of a Thai condominium or house then it pays to take action now before the fees increase back to normal rates.
One of the four villa bungalows on the “front line” next to the ocean which only recently became available for 8.5 million Thai baht has apparently been sold already, thus asserting the value which people are now placing on land and property near the ocean in Thailand, and on properties on the unique Rock Garden Beach resort estate.
At this point in time there are no longer any other “front line” properties available to buy at Rock Garden Beach, but we do have several other properties available, including two “second line” properties, both of which have some view of the ocean, which is of course close by, and both of which are also very close to the small communal swimming pool.
Rock Garden Beach is great for children and adults alike, and offers its residents spacious communal grounds and facilities, the like of which are unique along Thailand’s coastline, and which include several Rai of oceanside tropical park / gardens and lake, plus two communal swimming pools, the largest of which has a slide, waterfall feature, gently sloping beach area, baby pool, and island with in pool bar seating area which is great for pool parties.
It is the unique nature of the communal grounds and facilities at Rock Garden Beach, the proximity and access to the ocean, and the system of tidal canals which provide open views and water frontage to the rear of many of the properties which are enticing more and more people to purchase a property on the resort estate, and it is the more desirable properties which are the most sought after.
A vacant plot of land on the mature Rock Garden Beach development near Mae Phim, Rayong was advertised for sale with a sign from the owner this October. On enquiry we have found out that the vacant plot sold immediately that the sign was put in place. Such action is yet another indication of the keen interest in development land and residential property along Thailand’s Golden Coast.
Located near Laem Mae Phim, and at the start of the new coastal highway, we understand that the owners of Rock Garden Beach have purchased 50 Rai of land adjacent to the main 250 Rai site and have plans to develop a new condominium apartment / resort complex. The new complex is likely also to use the existing leisure facilities on the main 250 Rai site, but also to enhance these existing facilities, perhaps also building further resort accommodation not far from the ocean and main pool.
Plans to build the new development have been around for some time, however, concerns over the world economy put on hold any plans until the economy is showing signs of being on the mend.
The Baan Rock Company, in which the owners of Rock Garden Beach have a major interest, has been busy with developments in Phuket and near the new International Airport, Bangkok, and with these developments now coming to fruition, plus the increasing interest in the Mae Phim and surrounding areas, there’s every chance that it may not be too much longer before the owners of Rock Garden Beach decide to press ahead with the new development adjacent to the existing Rock Garden Beach site.
A firm indication that plans are in the pipeline is the fact that the street lamps on the newly completed coastal highway directly outside of Rock Garden Beach continue along the road in front of the new 50 Rai plot.
